One part of Edwardsville stayed very tight even with more listings

CNBC reported the average 30-year mortgage rate climbed to 7.49% as of October 11, 2026. That is real pressure on buyers. But in ZIP 62034, demand held firm anyway.

The Real Estate Data Aggregator counted just 1.7 months of supply in ZIP 62034 for the three months ending August 31, 2026. That is down 0.6 months from the same period a year before. Less than two months of supply means buyers have few choices. A well-priced home there does not sit long.

The Real Estate Data Aggregator put the median sale price in ZIP 62034 at $392,500. That is up 9.6% from the same three months in 2025. Sales jumped 63% in the same window. More listings came to market too, up 64.7% to 84 new listings. Yet supply still tightened. That tells you demand absorbed the extra inventory.

The Real Estate Data Aggregator found that 62.7% of homes in ZIP 62034 went under contract within two weeks of listing. That share rose 5.6 points from a year before. Nearly 3 in 5 homes were spoken for before the two-week mark. For buyers, that means a slow decision can cost you the home.

Pending sales in ZIP 62034 rose 69.4%, to 83, per the Real Estate Data Aggregator. That pipeline points to continued activity heading into fall.

ZIP 62221 also ran tight, with just 1.6 months of supply and prices up 10.2%, per the Real Estate Data Aggregator. ZIP 62025 moved the most homes, 129 sold, but supply there edged up 0.4 months to 2.5. ZIP 62269 added the most new listings, up 25.7%, and supply rose 0.7 months to 2.4. Not every ZIP told the same story.

A note on the wider picture

CNBC reported that mortgage purchase applications fell 2% in the week ending October 7, 2026, and were 15% lower than the same week a year ago. Realtor.com noted that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. Those national headwinds are real. The local data from the Real Estate Data Aggregator shows ZIP 62034 held up against them, but other parts of this market felt more pressure.

The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. The 9.6% price gain in ZIP 62034 ran well ahead of that national pace, per the Real Estate Data Aggregator.
