Edwardsville still has homes moving fast, even with rates above 7%

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That is the number most likely to change what you do next, whether you are buying or selling.

Here is the honest truth: rates that high slow some buyers down. But the Real Estate Data Aggregator counted homes going under contract fast across most of Edwardsville anyway. Speed still exists. It just is not the same in every ZIP code.

How fast are homes moving?

In ZIP 62025, the Real Estate Data Aggregator found that 65.2% of homes went under contract within two weeks of listing. That share was up 0.4 points from the same period a year before. In ZIP 62034, the figure was 62.7%, up 5.6 points year over year. In ZIP 62269, it was 62.7%, up 7.9 points. Those are meaningful gains, even with rates above 7%.

Not every ZIP code kept pace. In 62220, only 46.9% of homes went under contract within two weeks. In 62226, it was 45.7%, and that share fell 5.1 points from a year before. So what does that mean? If your home is in those areas, pricing and prep matter more, not less.

What are homes actually selling for?

Prices moved in different directions across Edwardsville in the three months ending August 31, 2026. Some ZIPs saw solid gains. One saw a notable dip.

ZIP 62221 saw the median sale price rise 10.2% to $292,000, according to the Real Estate Data Aggregator. ZIP 62034 rose 9.6% to $392,500. Those are real gains. But in 62208, the median dipped 11.5% to $210,000. In 62226, it fell 10.9% to $174,667. Prices do not move as one here.

Are sellers getting their asking price?

In most ZIP codes, sellers are still getting at or above list price. The Real Estate Data Aggregator put the average sale-to-list ratio at 100.7% in 62025 and 100.5% in 62221. In 62226, it was 98.5%, meaning sellers there gave a little ground. That is not a crisis, but it is worth knowing before you pick a number.

How much is for sale right now?

The Real Estate Data Aggregator counted 2.5 months of supply in 62025 and just 1.6 months in 62221. Supply below 3 months generally favors sellers. ZIP 62226 had 3 months of supply, the highest of any ZIP here. That gives buyers a little more room to breathe in that area.

The bigger picture on rates

Realtor.com reported rates above 7% as of late September 2026. CNBC reported that Fannie Mae forecast an average 30-year fixed rate of 7.4% for the fourth quarter of 2026. That same forecast put the average for all of 2027 at 7.5%. Rates are not expected to fall fast.

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. That is a national number, not a local one. But it is a signal that sellers elsewhere are adjusting. Edwardsville sellers who price well are still getting full value in most ZIP codes.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. That is a national figure. Several Edwardsville ZIP codes beat that pace by a wide margin.

What this means for you

For buyers: in 62025 and 62234, nearly two out of three homes went under contract within two weeks. A slow decision can cost you the home. That is not hype. It is what the Real Estate Data Aggregator counted.

For sellers: most ZIP codes here still see homes sell at or above list price. But 62226 and 62220 are moving more slowly. The right price in those areas matters more than it did a year ago.

In short
  1. Rates are above 7%, and that is real.
  2. But the Real Estate Data Aggregator shows Edwardsville homes still moving fast in most ZIP codes, with sellers in several areas getting above their asking price.
  3. The story is not the same on every street, and that gap is exactly what you need to know before you make a move.

One street can read very differently from the whole ZIP code. A home on one block may sit longer than one two turns away. If you want to know where your address fits in these numbers, text me.
