Edwardsville prices held steady even with more homes for sale
The one fact that matters most right now: prices in Edwardsville held up even as inventory grew. That means sellers did not have to give ground to move a home.
The Real Estate Data Aggregator counted a $340,000 median sale price in ZIP 62025 for the three months ending August 31, 2026. That is up 1.2% from the same months of 2025. Nationally, the Federal Housing Finance Agency reported U.S. prices rose 2.4% year over year through August 2026. Edwardsville's gain was smaller, but it was still a gain.
More homes came to market at the same time. The Real Estate Data Aggregator counted 105 homes for sale in ZIP 62025, up 7.1% from a year before. New listings reached 162, up 5.9%. Buyers had more to look at. Prices still held. That is a steady market, not a sliding one.
Homes sold fast and often above asking
The Real Estate Data Aggregator found the median home in ZIP 62025 sold in 26 days. That is 7 days shorter than the same period in 2025. Buyers were not waiting around.
The sale-to-list ratio came in at 100.7%, per the Real Estate Data Aggregator. That means the typical home sold for slightly more than its asking price. Nearly half of all homes, 46.5%, sold above list. That share jumped 10.8 points from a year before. Not every home sailed through, but more did than last year.
The Real Estate Data Aggregator also found that 65.2% of homes in ZIP 62025 went under contract within two weeks of listing. That is a strong pace. Price right and the market responds.
How nearby ZIP codes compared
The picture was not the same everywhere. Glen Carbon (ZIP 62034) saw the biggest price jump. The Real Estate Data Aggregator put its median sale price at $392,500, up 9.6% from a year before. Sales volume there surged too, up 63%.
O Fallon (ZIP 62269) held near $384,667, up 1.2%, per the Real Estate Data Aggregator. Inventory there rose sharply, up 42.5%. Homes still sold, but buyers had more leverage than a year ago.
Fairview Heights (ZIP 62208) and one part of Belleville (ZIP 62226) saw prices dip. The Real Estate Data Aggregator showed ZIP 62208 down 11.5% to $210,000, and ZIP 62226 down 10.9% to $174,667. Those are real drops and worth knowing if you own in those areas.
The other Belleville ZIPs told a different story. ZIP 62221 rose 10.2% to $292,000. ZIP 62220 gained 3% to $171,000. Collinsville (ZIP 62234) edged up 1.5% to $211,000. All figures are from the Real Estate Data Aggregator for the three months ending August 31, 2026.
The national picture adds context
Nationally, rates climbed above 7% for the first time since January 2025, according to Realtor.com. The weekly average sat at 7.32% for the four weeks ending October 25, 2026, per Redfin. Higher rates make monthly payments heavier for buyers.
Realtor.com also reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That is a national trend. It has not shown up the same way in Edwardsville, where the sale-to-list ratio stayed above 100%.
Active listings topped 1.16 million homes nationally in September 2026, per Realtor.com. More supply nationally can put some pressure on prices over time. Locally, the Real Estate Data Aggregator shows Edwardsville's supply at just 2.5 months, which is still lean.
